The meeting opens at 10:40 a.m.
1. The minutes of the June 27th, 2024 meeting were approved.
2. The committee has assigned the management to follow up with the abandoned car owner to remove it from our area by sending the notice to the car’s owner via the local address.
3. The building technician is going to repair the restaurant roof seal and the Quick Paint company will both repair and repaint the restaurant ceiling.
4. At times there are motorcycles parked on the fire road behind the restaurant, therefore the committee assigned our technician to paint red and white color at the curb or on the road and assign the security guard to Increase the frequency of walking around and inspecting and put the notice sign on the motorcycles that were violated, that are parked illegally.
5. The management is looking for reputable companies to quote for drilling an artesian well in our grounds.
6. The management is preparing both tents & tables in readiness for our upcoming second-hand sale in our front car park on 18th August.
7. The management will continue to follow up on its application submitted to City Hall with regard to a pedestrian crossing being painted across Thappa Rd in front of TTB.
8. The committee has approved T.P. Building Inspector Co., Ltd to perform the annual building inspection of 2024.
9. The committee has agreed to the renewal of P.K. Pestfree Co., Ltd for the pest control of 2024
10. The committee has unanimously selected Nam Fah Sai Company to replace of main water pipe under the building and assigned the technician to recheck the pump’s seal.
11. The committee has assigned the management to find a contractor to test the fire sprinklers in the owner's unit and propose in the next committee meeting.
12. The security supervisor presented the monthly report and the committee approved his report.
13. QPM presented its monthly financial and litigation report and the committee approved it. The financial details are posted in the reception area.
14. Management presented the monthly performance report.
- Change the electric plug covers in the corridor.
- Cleaned the rooftop and ground water tank.
- Repaint the footpath behind the restaurant.
- Paint the crossway at the main entrance.
- Replace the main water pipe of the building.
- Replace the water pipe at the water pump.
15. Approved repainting under the security desk.
There was no further business, so the chairman closed the meeting at 1.30 p.m.
The next meeting is on Tuesday 27th August 2024 time 10.00 a.m.
